Trusted snow removal & plowing for Pickering properties
Ontario Property Management provides snow removal & plowing across Pickering and the wider Durham Region. When winter hits Pickering, a fast, reliable plow and salt crew is the difference between an open, safe property and a liability. We monitor the forecast and respond around the clock so your lot and walkways stay clear.
Winter work is judged on one thing: whether the property was open and safe when people arrived. Everything else — equipment, headcount, how good the summer work was — is irrelevant at 6 a.m. on a storm morning. What makes that repeatable is deciding the plan in October, not improvising it in January.
Because we're local to Durham Region, we know the routes, the properties and the seasons here — and we back every job with full insurance, WSIB compliance and documented proof of service.

Pickering specifics
What a Pickering winter actually asks for
Pickering plazas, offices, retail sites, gas stations and managed properties need more than a single plow pass. The winter scope gets built around traffic flow, loading and fire routes, accessible parking, pedestrian entrances, sidewalks, snow-storage locations and the hours the property actually operates. During a storm we watch accumulation, dispatch on the contract trigger, return while snow continues, and finish with a clean-up pass. The city also splits in two through the winter: the south end around Bay Ridges, West Shore and the Kingston Road spine is lake-moderated and ices more than it drifts, while Brock Road north of Taunton and the hamlets out toward Claremont, Greenwood and Whitevale climb onto the moraine and can be in genuine snow while the waterfront is in rain. A portfolio spread across both ends of Pickering is running two different winters.

Season by season
The winter, month by month
A winter contract isn't one job repeated. Here's what each stretch of the season actually demands, and what we're doing about it.
Pre-season setup
October
Site walk, snow-storage plan, staking of curbs, hydrants and beds, and the contract trigger confirmed in writing before anyone needs it.
Early winter
November to December
The messy part of the season — wet snow, marginal temperatures and freezing rain rather than clean plowable accumulation. More salting than plowing in most early-season events.
Deep winter
January to February
The consistent plowing months, and the point where snow-storage decisions made in October start to matter. Piles are at their largest and sightlines at their worst.
Thaw-freeze
March
Daytime melt running across lots and refreezing overnight is the most dangerous stretch of the winter. Drainage paths and low spots need watching more than the sky does.
Season close-out
April
Final events are usually short and wet. Site walk to check for plow damage, staking pulled, and anything that needs repair flagged before the growing season starts.
Durham Region considerations
Durham has two winters running at once. The Lake Ontario shoreline through Ajax, Pickering, Whitby, Oshawa and Bowmanville is moderated by the lake, so it takes more freezing rain, wet snow and thaw-freeze than it does deep accumulation — the risk there is ice, not volume. Twenty minutes north, Brooklin, Uxbridge and Port Perry climb onto the Oak Ridges Moraine, run several degrees colder, catch squall snow tracking in off Georgian Bay and Lake Simcoe, and drift back in on open farmland after the snow has stopped. A property portfolio spread across both needs two different response plans, and anyone quoting the same plan for Ajax and Uxbridge has not driven the route in February.

Before the first event. Winter capacity gets committed in the fall, and the pre-season site walk — snow storage, staking, clearing order, service trigger — has to happen while there's still grass showing. Site walk, snow-storage plan, staking of curbs, hydrants and beds, and the contract trigger confirmed in writing before anyone needs it.
