Pre-season setup
October
Site walk, snow-storage plan, staking of curbs, hydrants and beds, and the contract trigger confirmed in writing before anyone needs it.
Early winter
November to December
The messy part of the season — wet snow, marginal temperatures and freezing rain rather than clean plowable accumulation. More salting than plowing in most early-season events.
Deep winter
January to February
The consistent plowing months, and the point where snow-storage decisions made in October start to matter. Piles are at their largest and sightlines at their worst.
Thaw-freeze
March
Daytime melt running across lots and refreezing overnight is the most dangerous stretch of the winter. Drainage paths and low spots need watching more than the sky does.
Season close-out
April
Final events are usually short and wet. Site walk to check for plow damage, staking pulled, and anything that needs repair flagged before the growing season starts.
Durham Region considerations
Durham has two winters running at once. The Lake Ontario shoreline through Ajax, Pickering, Whitby, Oshawa and Bowmanville is moderated by the lake, so it takes more freezing rain, wet snow and thaw-freeze than it does deep accumulation — the risk there is ice, not volume. Twenty minutes north, Brooklin, Uxbridge and Port Perry climb onto the Oak Ridges Moraine, run several degrees colder, catch squall snow tracking in off Georgian Bay and Lake Simcoe, and drift back in on open farmland after the snow has stopped. A property portfolio spread across both needs two different response plans, and anyone quoting the same plan for Ajax and Uxbridge has not driven the route in February.
